ADUs are great for so many reasons, however, they aren’t known for their endless square footage. In Los Angeles, the average ADU size is 400 to 600 square feet for a one-bedroom dwelling. The current maximum for ADUs is only 1,200 square feet, so you’ll need to be creative about how you maximize your space. Here are some tips to keep in mind.
Keep it open
An open floor plan can do wonders to make your ADU feel spacious and bright. The most practical way to achieve this is to combine the living room, dining room and kitchen into one continuous space by not adding any unnecessary walls or other architectural barriers. As a bonus, consider appliances and equipment that can be neatly tucked or folded away to keep the main area as clutter-free as possible.
Stay on top
With space at a premium in ADUs, you’ll need to think about incorporating vertical thinking into both the design and organization situation. Bunk beds are one idea for the bedroom and another is stacked shelving units. For the bathroom, try floating cabinets on the wall. Finally, the kitchen can be maximized by using the space on or above the refrigerator.
Out of one, many
Multi-functional furniture is another key consideration for ADUs. A couch that transforms into a bed, a coffee table with built-in drawers, a chair that stretches out into a recliner. You can also eke out some more space by raising beds and other large furniture to add storage units underneath it. There are plenty of options for space-saving furniture pieces that have more than one use case.
